10 Home Maintenance Jobs Every Illawarra Homeowner Should Do Each Year
Living in the Illawarra region — with its coastal humidity, seasonal storms, and salt air — means your home faces unique maintenance challenges. Staying on top of these 10 annual jobs will save you thousands in costly repairs down the track.
1. Clean Your Gutters (Twice a Year)
Blocked gutters are one of the most common causes of water damage in Wollongong homes. Leaves and debris block downpipes, causing gutters to overflow and water to penetrate under roof tiles or into walls. Clean gutters in autumn after leaf fall and again in spring.
2. Inspect and Re-Seal Silicone in Bathrooms and Kitchens
Coastal humidity accelerates silicone deterioration in Illawarra homes. Cracked or mouldy silicone around showers, baths, and sinks allows water behind tiles and walls. Check all silicone annually and replace anything that shows cracking, lifting, or black mould.
3. Check and Treat Timber Decks and Fences
Salt air from the Pacific is tough on untreated timber. Sand and re-oil or re-stain timber decks and fences annually to prevent checking, splitting, and rot. Pay particular attention to posts in ground contact.
4. Test Smoke Alarms and Safety Switches
NSW law requires working smoke alarms in all homes. Test each alarm by pressing the test button. Safety switches should be tested using the test button on the switchboard — if yours trip correctly, you’re protected. If you don’t have safety switches installed, call a licensed electrician.
5. Inspect Your Roof
After every major storm, visually inspect your roof from ground level for damaged or missing tiles, lifted flashing, or debris accumulation. Illawarra storms can be severe — small roof damage left unattended becomes major water damage quickly.
6. Service Air Conditioning Units
Clean filters and check drainage lines annually before summer hits. Blocked filters reduce efficiency and can cause units to freeze. In Illawarra’s humid summers, a working air conditioner isn’t a luxury — it’s essential.
7. Pressure Wash Driveways, Paths and Outdoor Areas
Coastal humidity encourages algae and mould growth on concrete, pavers, and decking. Annual pressure washing removes slippery growth and keeps outdoor areas looking fresh. A clean driveway also makes a significant difference to your home’s street appeal.
8. Check Doors and Windows for Draught Gaps
Illawarra winters can be chilly. Check door and window seals for gaps that allow cold air in. Draught-proofing is a cheap fix that can significantly reduce heating costs.
9. Inspect Fences for Rot and Damage
Storm damage and ground moisture cause fence posts to rot from the bottom. Push firmly on fence posts to check for movement. Replace any posts showing significant rot before the fence fails completely — it’s much cheaper than a full replacement after a storm brings it down.
10. Touch-Up Exterior Paint
Coastal UV and salt air eat through exterior paint faster in the Illawarra than inland areas. Inspect exterior paint annually for peeling, chalking, or fading. Touch up problem areas before they become full-scale repainting jobs.
